LEASE AGREEMENT

RULES AND REGULATIONS:

1. Check-in time is 4:00 p.m. Check-out time is 11:00 a.m. For late check-out there will be added fees.

2. Garbage and trash collection is Monday, Thursday, and Saturday as of June 1. Prior to June, collection days are Monday and Saturday.

3. Please use outside showers after swimming to eliminate sand from collecting in drains.

4. Please consider your neighbors if you are entertaining late at night. There are strict noise ordinances in S. Bethany.

5. Close all windows tightly whenever leaving the premises for any extended length of time and before departure on check-out.

6. You are expected to leave premises clean and orderly. Remove all food from the refrigerator.

7. No pets allowed.

8. Tenants are responsible for any damage inflicted upon the property during your stay, whether made by tenant, family or guests.

9. Tenants are not to use barbecue grills on the lower deck under main house.

10. No property (furniture, pillows, blankets, etc.) of owners shall be removed from the interior of the house or used on the beach.

11. Please be sure windows are closed during rain (water damage is awful). Remember your security deposit.

12. Absolutely, Positively, NO SMOKING.

13. When making long distance phone calls, please use your own calling card, reverse the charges, or charge to your home phone.

What to Bring:

Your own sheets, towels, paper goods, toilet paper, toiletries, and laundry detergent.

Upstairs bedroom 1 = 1 queen

2 = 2 doubles

3 = 1 double w/ sm. Porta crib

4 = 4 singles

5 = 1 queen

living room = 1 queen fold out couch

Before leaving . . . . Please Return Place to Original Condition, turn off all lights, lock all doors and windows, and turn heat or a/c off.

Rental Period: Check in to be after 4:00 p.m. ___________, check out to be before 11:00 a.m. ___________.

Rent: $______.___. 50 % of the total rent ( $ _______.___) is required to hold reservations. Personal check, cash or certified checks are acceptable. The balance is due at lease 30 days prior to check in. Payment forms accepted are cash or certified checks only. Make checks payable to Donna Daley- not to Beach-n-Mountains Vacation.

Security Deposit: There is a $1000.00 deposit required 30 days prior to check in. This deposit is to cover any damage in excess of normal wear and tear. The deposit will be refunded within 2 weeks of check out less any repairs necessary.

Cancellation: If for any reason you cancel within 45 days of check in, 50 % of rent will be forfeited. If for any reason you cancel within 10 days of check in, 100 % of rent will be forfeited, but your security deposit is refundable.
